Terms:
Buyers to pay $500 per parcel in survey costs. Balance paid by Seller.
10% non refundable deposit day of auction with balance due at closing in 45 days. Property sells As/Is with no contingencies for financing or inspections. A 10% Buyers premium will be added to the high bid price to determine the final contract price.
By initialing bidder verifies that they have read, reviewed, and agreed to the purchase documents available under the documents tab of this auction. If buyer requires a review of these documents by their counsel, this must be done prior to bidding. In addition, bidder agrees that this bid is a legal and binding contract upon the bidder. It is also understood that a bidder may at some point be outbid but due to combinations of sale may move back into winning position. Therefore, all bids remain valid until the winning bids have been declared. Bids may not be retracted.
At the close of the auction, successful bidders will be emailed a contract to be executed and returned to Kaufman Realty & Auctions. Successful bidders will deposit 10% of the purchase price in the form of cashier′s check or wire transfer with Kaufman Realty & Auctions, Inc. The entirety of the remaining balance is due at closing. Instructions for wire transfer and /or cashier′s check transmittal will be sent by e-mail to the successful bidder. Purchaser shall be responsible for all wire transfer fees.
Please note all internet connections differ in their rate of speed. Your ability to bid in waning seconds of a timer may be adversely affected by your connection. WE STRONGLY SUGGEST THAT YOU DO NOT WAIT TO PLACE BIDS UNTIL THE LAST 15 SECONDS AS A SLOW CONNECTION MAY CAUSE YOUR BID NOT TO BE PLACED.
Any bid submitted during the sale is binding upon the bidder until the sale is concluded and the winning bidders are declared. It is possible the previous bids can become the winning bids if other combinations cause them to move back into winning position.
The auto-extend feature for online only real estate sales will be 5 minutes for the first 30 minutes of extension. If there has been 30 minutes of extension past the stated soft-close time the extension time will fall to 3 minutes.
Contract Documents will be sent by e-mail to the successful bidder, who must execute and fax or email back to Kaufman auctions within 48 hours of the end of the auction.

Successful bidders not executing and returning their contract with earnest money deposit within 48 hours of the conclusion of the auction will be considered in default.

Bid Price: $100,000
Plus 10% Buyer′s Premium: $10,000
Total Contract Price: $110,000

Closings: Time being of the essence, these sales shall be closed within 30 days after the ending date of the auction. The seller will pay for preparation of the deed of conveyance, and all ad valorem taxes up to the date of closing. HOA fees and condominium assessments, if any will be prorated up to the date of closing. The purchaser will pay all other closing costs associated with this sale.
